DESIGN • BID • BUILD ―The traditional method by which a project owner selects a general contractor is to design the building and then invite bids from competing general contractors. While Diamond One Construction will participate in the design /bid/build method of contracting, we advise our clients when the method will not result in the best price and schedule.
DESIGN • ASSIST ―In this arrangement, Diamond One Construction offers preconstruction services wrapped into the construction contract so that the owner, design team, and Diamond One Construction share a hand-in-hand approach to both design and construction. The advantage to the owner is that this method allows for a quicker design process and fewer changes after the project has begun. When combined with a "Guaranteed Maximum Price" form of contract, this method can provide the lowest project cost for the owner with the highest level of satisfaction.
DESIGN • BUILD ―This method is very similar to design/assist except that Diamond One Construction takes on the responsibility of hiring the design team, thus removing the opportunity for finger pointing and disputes regarding design-versus-construction issues.
